  • Notifying the tenant that they must leave: The landlord cannot evict a tenant without first obtaining a formal legal notice from the court. All information, including the grounds for eviction and the date and time of the tenant's departure from the property, must be included in the landlord's tenancy notice to vacate.

  • Filing the eviction lawsuit: After being given a notice to vacate, tenants frequently leave the property. On occasion, though, the renter can object to leaving the property. The landlord may file for the tenant's eviction in such circumstances.

  • Decision: The court renders a final verdict following the hearing from the landlord and tenants. After that, it gives the tenant their last official notice to leave the premises.

Procedures for When a Tenant Is Not Paid Rent

Most eviction cases involve tenants who refuse to leave the property or who don't pay their rent. Tenant may extend the rent payment deadline by fifteen days in accordance with the terms of the rental agreement. The landlord may file more lawsuits if the renter doesn't pay after several attempts.


A formal notice of non-payment of rent is sent to the renter, containing the specifics of the due date. By the terms of the lease, the landlord may pursue additional legal action if the renter still fails to make the payment.
